HOW DOES A CONSTRUCTION LOAN WORK?

Unlike a traditional mortgage, construction financing commonly releases funds in stages as the building project progresses.

1. BORROWER REVIEW
Income, assets, credit, liabilities, reserves and overall borrower qualifications are reviewed.
2. PROJECT REVIEW
Plans, specifications, construction budget, permits and the proposed construction timeline may be evaluated.
3. BUILDER REVIEW
The builder or general contractor may need to satisfy lender licensing, insurance, experience and documentation requirements.
4. APPRAISAL
The appraisal may consider the land, building plans, specifications and anticipated completed value of the home.
5. LOAN CLOSING
Once underwriting and applicable closing conditions are satisfied, the construction financing can close.
6. CONSTRUCTION DRAWS
Funds are generally released in stages as specified portions of construction are completed.
7. INSPECTIONS
Inspections may be required before certain construction draws are authorized.
8. PROJECT COMPLETION

9. PERMANENT FINANCING
